    * Upon receiving an inquiry to sell someone's home we arrange for a convenient time to come and view your home. This initial meeting gives us the opportunity to meet each other and view your home for the purposes of evaluating it.

    * We arrange for a second meeting at which time we prepare a current market evaluation for you to determine at what price your home should be listed and at what price it should sell at. A market evaluation is designed to provide you with information that educates you about the current market and the value of your home.

    * Once we have signed a listing agreement to sell your home we begin marketing your property. This involves utilizing advertising, contacts and experience to bring prospective purchasers to view your home.

    * Soon after your property is listed you will receive an offer. This offer is a contract of purchase and sale offering to buy your home at a specified price under certain conditions. At this time I negotiate for you the best price and conditions for your home. Once an acceptable offer has been reached and all subjects have been removed your property has been officially sold. There is an average of 1-3 months between when your house is sold and when you are required to vacate the premises and title is transferred. This time frame is negotiated in the contract.

    * After your home has been sold, the conveyance process begins where by title is transferred on completion date.
